What real estate photography actually costs in Florida

Most photographers on this coast will not publish a number. These are ours: the real 2026 prices we charge along the Emerald Coast, what moves them, and where the market sits.

The short answer

A standard listing shoot on the Northwest Florida coast runs $199 to $419, priced by square footage. Add drone, twilight, video, or a 3D tour and a typical listing lands between $400 and $900. Luxury and waterfront listings, where staging and advanced lighting are part of the job, run $499 to $1,499.

Those are flat, published prices, not estimates. Square footage sets the base, deliverables set the rest, and there is no travel fee anywhere between Cape San Blas and Destin.

Add-ons are captured during the visit you have already booked and arrive in the same gallery, so there is no second trip and no second invoice. Most listings need one or two, not all of them.

Vacation rentals price differently

A rental shoot sells nights, not a closing. That changes the brief: sleeping capacity, outdoor space, amenities, and walkability do more for a booking page than a formal interior set, which is why rentals are priced on their own ladder.

Four things move the number

Square footage

The base rate scales with the house, because a 6,000 sq ft home is roughly two and a half hours on site versus forty minutes for a small condo. That is the single biggest lever on the number.

What you actually need delivered

Photos alone sit at the bottom. Adding a Matterport tour, a cinematic walkthrough, or a twilight session is what moves a listing from about $250 to $600 or more. Bundled packages price below the sum of the parts.

Turnaround

Standard photo delivery is the next business day and is included, not a rush upcharge. Video and 3D take longer by nature: three to five days for video, forty-eight hours for a tour.

Whether it is a sale or a rental

Vacation rental work is priced separately because the job is different. A rental shoot sells nights, not a closing, so it leans on amenities, capacity, and outdoor space.

How the Emerald Coast compares

National cost guides usually land somewhere between $150 and $500 for a standard listing shoot, which is wide enough to be useless when you are actually booking. Locally the picture is tighter. Entry packages from studios along this coast commonly start in the high $300s, and several publish no pricing at all, so the real spread only becomes visible once you are on a quote call.

Our standard listing shoot starts at $199 because volume along this corridor makes it work: most weeks we are shooting Panama City Beach, Panama City, and the 30A corridor every day, and a tightly routed schedule costs less to run than a studio driving in for one job.

Common questions about pricing

Why do most photographers not publish prices?

Because square footage, deliverables, and travel make a single number awkward, and because a quote request is a sales opportunity. We publish the full matrix instead. Every package and add-on is listed with its price on the pricing page.

Is drone included or extra?

Four aerial frames are included in every standard listing package, flown by an FAA Part 107 certified pilot, weather permitting. A larger dedicated aerial set is $179, and adding drone to a shoot already booked is $100.

What does a vacation rental shoot cost?

Standard rental photography runs $239 to $409 by size. Luxury rental work, which includes on-site staging and advanced lighting, runs $499 to $899. Bundled rental packages start at $349 for the photo-led Rental Essentials and reach $1,929 for the full video-and-3D Rental Luxe on the largest homes.

Do you charge travel fees on 30A or Destin?

No. There is no travel fee anywhere in the standard service area, which runs from Cape San Blas through Destin. Outside that corridor we quote a flat trip fee at booking.

How quickly do photos come back?

Photo galleries deliver the next business day. Video runs three to five business days and 3D tours are live within forty-eight hours. Those windows are priced in, so there is no standard rush surcharge.
