New listings hitting MLS across PCB, 30A, and Inlet Beach are running 18% above last February. The selling season is starting earlier and harder than we have seen since 2022. Our preferred Tuesday and Wednesday morning slots are booking out a full two weeks. Three things help: book the shoot the day you sign the listing agreement, treat the twilight add-on as essential, and send the prep checklist to the homeowner the moment the shoot is on the calendar. We are not raising prices this season. The calendar is just the calendar. The agents who book first ship first.
